1. Civil and Structure
RAB for preparatory work, earthwork, foundations, concrete, reinforcement, formwork, and steel structure, with volumes calculated from structural drawings.
Our Services
PT Julizar Konsultan Indonesia provides RAB consulting for project owners, developers, hospitals, hotels, apartments, housing developments, state-owned enterprises, and agencies. Our estimators prepare the Cost Estimate (Rencana Anggaran Biaya) from technical drawings for civil, architectural, and MEEP work, using unit price analysis (AHSP) that follows prevailing regulations.
Introduction
A Cost Estimate (Rencana Anggaran Biaya, RAB) is the estimated cost required to complete a construction job, calculated from the volume of each work item multiplied by its unit price. A RAB consultant is a service provider who prepares this calculation in detail, systematically, and accountably, so the project owner has a realistic investment figure before construction begins.
JULIZAR has more than 6 years of experience preparing cost estimates across many construction fields throughout Indonesia. We prepare accurate and detailed cost estimates for housing, multi-storey buildings, hospitals, hotels, and apartments, covering civil, architectural, and MEEP (mechanical, electrical, electronic, and plumbing) work based on technical drawings.
A well-prepared RAB is more than a total figure. The document becomes the basis for the investment budget, bank financing applications, tender documents, comparison of contractor bids, and cost control reference during implementation. An accurate RAB service therefore largely determines the financial feasibility of a property project.

When you need us
A detailed cost estimate is needed at various project stages, including for:
For both new projects and renovations, a detailed RAB helps owners make data-based decisions before funds are spent. With a RAB consultant, the risk of a budget that is too low or too high can be reduced from the start.
RAB scope
JULIZAR estimators calculate costs by discipline so every part of the building can be traced and checked.
RAB for preparatory work, earthwork, foundations, concrete, reinforcement, formwork, and steel structure, with volumes calculated from structural drawings.
RAB for walls, floors, ceilings, doors and windows, roofing, facades, and finishing work according to the selected material specifications.
RAB for mechanical, electrical, electronic, and plumbing: air conditioning, electrical panels and installations, data and security systems, clean water, and wastewater.
Cost recapitulation by discipline, overhead and profit, and taxes in a format easy for owners, banks, and tender teams to read.
Services
The scope of our RAB services is tailored to the building type, project scale, and the purpose of the budget document.
Preparing RAB for office and multi-storey buildings from structural and architectural work to MEEP based on technical drawings.
Apartment construction cost estimates: towers, podium, basement, residential units, and shared facilities for the developer's investment budget.
Hotel and resort cost estimates covering rooms, public areas, interiors, and complex building systems.
Cost calculation for hospitals and healthcare facilities with a large share of MEEP work and special installations.
Housing cost estimates: house types, estate infrastructure, roads, drainage, and public facilities.
Mechanical, electrical, electronic, and plumbing cost estimates calculated per system and per floor.
Work volume calculation from drawings and preparation of a detailed Bill of Quantities (BoQ) that is easy to check.
AHSP preparation based on labor, material, and equipment coefficients that follow prevailing regulations.
Updating material unit prices and wages to the project location so the RAB reflects current market conditions.
Preparing the owner's cost estimate as a reference for tender documents and contractor bid evaluation.
Checking the reasonableness of volumes and prices in a contractor's bid or RAB before the contract is agreed.
Cost estimates for renovation, extension, and reconstruction of existing buildings, including demolition work.
Send technical drawings or a project summary. We will send a RAB service quotation and time estimate.
Benefits
With a RAB consultant, owners get an investment figure that can be accounted for. Every work item has a clear volume, unit price, and assumptions, so discussions with contractors, banks, and investors run on data, not rough guesses.
A detailed RAB also helps prevent cost overruns. Missed work items, material prices that do not fit the location, or design changes whose impact has not been calculated can be found before the contract is signed. As a result, apartment, hotel, hospital, and housing projects can run on a realistic budget.
Our process is oriented toward accurate and fast results, for both volumes and unit prices, and is carried out by estimators experienced in RAB estimation.

Process
A structured workflow makes RAB results easy to check and update when the design changes.
Scope, building type, and RAB purpose.
Technical drawings and specifications are checked.
Work volumes are calculated per item.
Unit prices are adjusted to the location.
The RAB document is reviewed and handed over.
Send a project summary, location, and available drawings. The first consultation is free, no obligation.
Calculation
In principle, RAB is calculated by multiplying the volume of each work item by its unit price, then summing all items and adding overhead, profit, and taxes.
Work volume is obtained from the quantity take-off process on technical drawings. Work unit price is obtained from Unit Price Analysis (AHSP), which calculates labor, material, and equipment coefficients for each unit of work, then adjusts them to wages and material prices at the project location.
With this method, every figure in the RAB can be traced back to drawings and price analysis, so owners, banks, and contractors can check and discuss it openly.
Cost factors
Risks
Small errors at the estimation stage can have a large effect on final project cost.
A RAB from drawings that are not final changes easily. We note assumptions clearly and flag items that need confirmation.
Material and wage prices differ in each region. We update prices to the location so the RAB is close to market conditions.
MEEP and supporting work are often missed. We check completeness per discipline and per floor.
Every RAB goes through a review of volume and price reasonableness before it is handed to the owner.

Investment
Fees depend on building area and type, the scope of work disciplines (civil, architectural, MEEP), level of detail, and completion schedule.
We provide a quotation after the initial brief. The first consultation is free.
RAB fees are relatively small compared with project value, but the impact is large: an accurate budget helps owners negotiate with contractors, apply for financing, and avoid running out of funds mid-construction.

A RAB consultant is a service provider who prepares a construction project's Cost Estimate in detail based on technical drawings, specifications, work volumes, and unit price analysis, so the project owner has a realistic cost estimate before construction begins.
RAB, or Cost Estimate (Rencana Anggaran Biaya), is the estimated cost of completing construction work, calculated from the volume of each work item multiplied by its unit price. RAB serves as the basis for the investment budget, financing applications, tender documents, comparison of contractor bids, and project cost control reference.
RAB covers preparatory work, civil and structure, architecture, and MEEP (mechanical, electrical, electronic, and plumbing), plus overhead, profit, and taxes. The scope can be adjusted to your needs and the completeness of project drawings.
Generally architectural, structural, and MEP technical drawings, technical specifications, project location information, and material quality targets. If drawings are incomplete, we help identify missing data and set clear assumptions.
Duration depends on building area, number of floors, design complexity, the scope of work disciplines, and the completeness of drawings. We give a time estimate once the drawings and project brief are received.
Fees depend on building area and type, the scope of work disciplines (civil, architectural, MEEP), level of detail, and completion schedule. We provide a quotation after the initial brief, and the first consultation is free.
AHSP, or Work Unit Price Analysis (Analisa Harga Satuan Pekerjaan), is the calculation of the price per unit of work consisting of labor, material, and equipment requirements. We prepare AHSP following prevailing regulations and adjust prices to the project location.
A BoQ (Bill of Quantities) is a list of work items with their volumes. RAB adds a unit price to each item to produce a cost value, then recapitulates it into the total project budget.
A RAB consultant focuses on preparing construction work cost estimates before the project runs. A Quantity Surveyor has a broader scope, such as BoQ, tender documents, work progress valuation, and contract cost control during implementation. The two are often used together.
Housing, multi-storey buildings, hospitals, hotels, apartments, commercial and industrial buildings, as well as renovation and redevelopment of buildings owned by private companies, state-owned enterprises, and agencies across Indonesia.
