Introduction and Acceptance of Terms
Welcome to julizar.com (the "Site"), operated by PT Julizar Konsultan Indonesia ("JULIZAR", "we"). By accessing the Site, contacting us via WhatsApp or the contact form, or using our services, you ("User" or "Client") state that you have read, understood, and agreed to these Terms and Conditions.
If you do not agree with some or all of these Terms and Conditions, please stop using the Site. The use of certain services may be further governed by a written quotation or cooperation agreement. If there is any difference, the contents of that written quotation or agreement prevail for the work concerned.
Scope of Services
JULIZAR is an independent consultant providing professional services, including:
- Feasibility studies, market research, and Highest and Best Use (HBU) analysis
- Quantity Surveying (QS), preparation of Bills of Quantities and Cost Estimates (RAB), construction management, and building audits
- Processing of Building Approvals (PBG) and Certificates of Functional Worthiness (SLF)
- Company establishment services for PT, sole-proprietor PT (PT Perorangan), and foreign-owned PT (PT PMA), along with supporting legal documents
- Business strategy, due diligence, and mergers and acquisitions
The details of scope, timeline, and deliverables for each project are set out in the quotation approved by the Client. Information on the Site is general in nature and does not replace a written quotation or agreement.
Quotations, Approval, and Payment
An initial consultation may be provided free of charge. Service fees depend on the type of service, scope of work, location, and depth of study, so there is no single rate. Each quotation is valid for the validity period stated in it.
Work begins after the Client approves the quotation or signs the agreement, and after initial requirements such as a down payment or completion of data are met as agreed. Official third-party fees, such as notary fees, non-tax state revenue (PNBP), or government agency fees, are communicated separately from our service fees where applicable. The payment schedule, tax details, and cancellation or refund terms are set out in the quotation or agreement for the work concerned.
Client Obligations
So that the work runs smoothly and the results are accurate, the Client agrees to:
- Provide data, documents, and information that are correct, complete, and up to date
- Respond to requests for data or confirmation from our team within a reasonable time
- Ensure that they hold the rights or authority over the data and documents submitted to us
- Complete payments according to the agreed schedule
- Not use our services for unlawful purposes
Delays or incomplete data from the Client may affect the completion schedule, and this is outside JULIZAR's responsibility.
Nature of Deliverables and Limitation of Liability
Feasibility study reports, market research, HBU analysis, RAB, and other consulting documents are prepared based on available data, professional methodology, and the assumptions stated in the report. These documents are professional opinions intended to support decision-making and are not a guarantee of business results, profits, or the approval of any party.
JULIZAR does not guarantee decisions or approvals from third parties, including government agencies, notaries, banks, or investors. Completion times that depend on agencies or third parties are estimates and may change. To the extent permitted by law, JULIZAR's liability is limited to the value of the services paid by the Client for the work concerned, and we are not liable for indirect losses, loss of profits, or losses arising from decisions taken outside the report's recommendations.
Legal Information and Regulatory Changes
Information on company establishment, licensing, and investment on the Site is educational and general in nature. Regulations may change at any time, including capital requirements, the Positive Investment List, KBLI business classification codes, and official fees. We strive to provide up-to-date information, but you are advised to confirm the latest provisions by consulting us or your legal advisor before making a decision.
Confidentiality
We treat confidential Client data and documents by keeping them confidential and using them only for the requested work. Information is shared only with parties who need it to complete the work, such as notaries or relevant agencies, or when required by law. This confidentiality obligation does not apply to information that is already public knowledge other than through our negligence.
Intellectual Property Rights
All Site content, including text, design, logos, illustrations, and layout, is protected by copyright and other intellectual property rights owned by JULIZAR or its licensors. You may not copy, reproduce, or distribute this content for commercial purposes without written permission.
Usage rights over reports or documents produced by the work are set out in the quotation or agreement. In general, once payment is made in full, the Client may use the deliverables for internal purposes and decision-making. Methodologies, templates, and general knowledge that we owned before or developed during the work remain the property of JULIZAR.
Use of the Site
You agree to use the Site reasonably and lawfully. You may not:
- Disrupt, damage, or attempt to access the Site's systems without authorization
- Submit content that is unlawful, misleading, or harmful to others
- Use automated programs to scrape Site data in bulk
- Misuse the name, logo, or identity of JULIZAR
The Site may contain links to third-party sites. We do not control and are not responsible for the content or policies of those sites. We strive to keep the Site available, but we do not guarantee that it is free from interruptions or errors.
Communication with JULIZAR
Messages you send via WhatsApp or the contact form will be answered during service hours, Monday to Friday, 08:30 to 17:00 WIB (Western Indonesia Time). We do not accept voice calls. Sending us a message does not by itself create a cooperation relationship until a quotation is approved.
Changes to These Terms and Conditions
We may update these Terms and Conditions from time to time. The latest version will be published on this page with an updated date. Continued use of the Site after changes are published means you agree to the latest version. For work already in progress, changes do not reduce the terms agreed in a written agreement.
Governing Law and Dispute Resolution
These Terms and Conditions are governed by the laws of the Republic of Indonesia. If a difference or dispute arises, the parties will first try to resolve it through deliberation to reach consensus. If no agreement is reached, the dispute will be resolved through the competent courts in Indonesia, unless a written agreement specifies another mechanism.
